USC Village is the largest development in the history of South Los Angeles. The $700 million mixed-use project consists of 5 buildings with retail and restaurant space on the ground level and four floors of student housing above, as well as a utility building that serves the entire USC Village campus. The development is located on 15 acres at the intersection of West Jefferson Boulevard and Hoover Street and was designed by Harley Ellis Devereaux. The project includes 104,000 sq ft of retail space. MMA’s role in this project is a retail architect consultant. MMA provided plan review and programming for the retail components of the project, technical advisement and consultation with regard to utilities to be provided to the commercial tenant spaces, mechanical, plumbing and electrical provisions for retail and restaurant spaces, demising options, review of tenant work letters and LOI’s, and verification of leasable square footage for each tenant space.
MMA also prepared a tenant criteria manual for USC Village that provides each retail or restaurant tenant with Landlord approval submission requirements, store design and signage criteria, technical criteria and supplemental information such as government agency contacts, applicable code requirements, etc. MMA reviews all tenant improvement plans to verify conformance with USC Village Retail Tenant Criteria and assists tenants in obtaining Landlord approval for their tenant improvement plans prior to submitting for building permits.
MMA prepared the tenant improvement plans for several of the existing tenants at USC Village including the USC Roski Eye Institute, USC Credit Union, and Apple Doc.
